Important to remember!
  • Stucco is “BAD” only if installed improperly and that is easy to diagnose.
  • In this short presentation we will review a number of issues related to proper construction techniques for not just stucco, but the basics underneath such as house wrap, flashing, caulking, etc.
  • These are the keys to properly predict and analyzing failures down the road.

C&C Stucco Primer 101
  • While you’ll note that most of these pictures are taken during the construction process, it is important for you to understand where the problems originated.
  • All of these conditions that caused failure will still be present 2 years, 5 years or 20 years down the road, when it happens to you.
  • You need to start from the beginning to understand how you got where you are!

Water will come in where the tarpaper is missing and funnel down to the window.

This example will have Leaks in stucco under windows! Window is not properly flashed and the missing paper will let water behind the stucco

What does all this mean?
  • It means that if your house is built with any of these issues present before it is stuccoed, failures will most likely happen.
  • If you see these things, call your builder IMMEDEATLY!
  • If you don’t here is what you can expect (in addition to mildew and mold, health problems and loss of property values
